Crawl Space Encapsulation & Repair
Permanent moisture control for North and South Carolina homes
Crawl space encapsulation is one of the most effective ways to solve chronic moisture problems. If your home smells musty, if your floors feel soft or saggy, or if you’re worried about mold and rot under your house, encapsulation is a smart, long-term fix. At Falcone, we seal the space tight, install proper drainage matting, and use American-made materials that are built to last.
We offer two types of crawl space encapsulation systems:
- Encapsulation with Bora Foam Insulation Board
- Encapsulation with Wall Liner
Both options solve moisture intrusion and help prevent mold, wood rot, and high energy bills. We’ll help you choose the right system based on your crawl space needs.
Types of Crawl Space Encapsulation
Encapsulation with Bora Foam Insulation Board
This is our premium encapsulation system. It’s ideal if you want to insulate your crawl space and lower your heating and cooling bills year-round.
What’s included:
- Removal of existing vapor barrier and small debris
- Bundling and hanging loose wiring
- 150 sq. ft. of drainage matting in high-traffic areas to prevent liner tears
- 12 mil white reinforced liner on the ground
- 6 mil white reinforced liner on the columns
- All seams staked and taped for a tight seal
- Bora Foam Insulation Board mechanically fastened to crawl space walls
Why choose Bora Foam:
- R-Value of R10
- Thermal Conductivity (K-Value): 0.23–0.26
- Helps regulate temperature and lower utility bills
- Flame Spread Index <25, Smoke Index <450
- Works in both crawl spaces and basements
Encapsulation with Wall Liner
This is our standard encapsulation system. It still provides excellent moisture protection and improved air quality, without the added insulation layer.
What’s included:
- Removal of existing vapor barrier and small debris
- Bundling and hanging loose wiring
- 150 sq. ft. of drainage matting in high-traffic areas
- 12 mil white reinforced liner on the ground
- 6 mil white reinforced liner on the walls and columns
- All seams staked and taped for a secure seal
Why Encapsulate Your Crawl Space?
Encapsulation is about more than just keeping things dry; it’s about protecting your home from the ground up.
What you get with a professional encapsulation system:
- Stops moisture from entering through the ground and walls
- Reduces mold, mildew, and musty odors in the home
- Prevents wood rot and structural damage
- Keeps pests out
- Makes floors feel warmer in winter and less humid in summer
- Improves indoor air quality
- Lowers energy bills
We also seal crawl space vents as part of every encapsulation, helping to block humid outside air from entering the space.
Dehumidifier Installation
Once your crawl space is sealed, it’s critical to control the humidity. That’s where a dehumidifier comes in. We install American-made dehumidifiers designed specifically for encapsulated crawl spaces.
Our dehumidifier options:
- Aprilaire E070: Removes up to 70 pints (9 gallons) of moisture per day
- Higher-capacity option: Removes up to 100 pints per day (ideal for larger crawl spaces)
What’s included:
- Dehumidifier unit with 5-year manufacturer’s warranty
- Condensation pump include
- Vents sealed as part of the system
- Low-maintenance: just one filter cleaning or replacement per year
CUSTOMER TESTIMONIALS
The most professional team I have ever worked with. This team fully encapsulated the crawlspace under my home, as well as repaired some rotten structures under my fireplace… I couldn’t be happier with the results. I highly recommend this company.
We originally got 3 different crawlspace encapsulation quotes for our 100+ year old house. We chose Falcone based on their proposed remediation plan because it made the most sense for what we required…They kept the site clean and left the job immaculate… I have been back under the house multiple times and am amazed at the amount and quality of their work. I would recommend Falcone for encapsulation jobs, especially for older houses.
FAQs
Encapsulation refers to the process of sealing and protecting the crawl space or basement of a home to prevent moisture intrusion and improve indoor air quality.
A vapor barrier is just a sheet of plastic laid over the ground in your crawl space. It helps a little, but it’s not enough.
A full encapsulation goes much further:
- Seals all ground, wall, and column surfaces
- Blocks outside air and water from entering
- Adds insulation (in Bora Foam systems)
- Creates a closed, dry environment under your home
- Often paired with a dehumidifier for full humidity control
If you’ve got standing water, condensation, or musty smells, a vapor barrier alone won’t fix the problem. Encapsulation will.
Signs that your home may require encapsulation include musty odors, high humidity levels, condensation on windows, visible mold growth, uneven, buckling, or warped floors, or increased energy bills.
Waterproofing safeguards your home against water damage, including leaks and seepage. It helps to maintain a dry and healthy living environment while preventing structural deterioration and costly repairs.
