What Is a Foundation and Why Should a Homeowner Care About It?

Every house has a foundation. Regardless of the neighborhood or zip code you reside in, there is a foundation underneath the core of your house that supports its weight and transfers it to the ground. Without some sort of foundation or base, your house would sink and worse (worse!) case scenario, crumble to the ground. The foundation or base of the home is very important as it distributes the weight of your home to make sure settling doesn’t occur. If built well, it should also keep out any groundwater and act as a barrier to external forces like water or vapor.

If not built well, you may be facing foundation repair needs in your future. Most often, it takes 20-30 years for a home to “settle” and find its place so if it’s been that long and you are noticing issues, it may be time to start budgeting for foundation repairs in Charlotte, NC. If there is natural settlement of more than a quarter of an inch, it’s definitely time to make a move.

There are three main types of foundations and Falcone can repair issues with any one of them:

Warning Signs Foundation Repair Is In Your Near Future

1. Cracks in the Walls or Floors: Vertical or horizontal cracks in the interior or exterior walls, as well as cracks in the flooring, can be indications of foundation movement requiring foundation repair near Charlotte, NC.

2. Doors and Windows Sticking or Misaligned: Difficulty in opening or closing doors and windows, or doors and windows that appear misaligned, can be a sign of foundation settlement.

3. Uneven Floors: Floors that slope or feel uneven may suggest problems with the foundation. This can be noticeable in different areas of the house.

4. Visible Gaps Around Doors and Windows: Gaps between doors or windows and their frames can indicate movement in the foundation.

5. Bowed or Leaning Walls: Walls that bow inward or outward may signal foundation issues. This can be observed both on the interior and exterior walls.

6. Cracks in the Foundation: Visible cracks in the foundation itself, especially if they are widening over time, can be a significant warning sign.

7. Basement Water Infiltration: Persistent water issues in the basement, such as dampness, mold, or standing water, may be related to foundation problems in Charlotte, NC.

8. Sinking or Settling Foundation: The feeling that the foundation is sinking or settling can be concerning. This may be accompanied by a noticeable shift in the level of the ground around the house.

9. Separation of Chimneys or Porches: Separation of chimneys or porches from the main structure can indicate foundation movement.

10. Cracks in Exterior Brickwork: If the exterior of the house is brick, visible cracks or separations in the brickwork may be indicative of foundation issues.

FAQs

It depends on the extent and nature of the foundation issue. Some minor problems can be resolved with less invasive methods like crack sealing, epoxy injections, or installing additional supports. However, more severe issues may require significant repairs, such as underpinning or foundation replacement. Depending on the severity, depends on if you need to seek temporary relocation from your Charlotte home. But, in our experience this is very rarely the case.

For a home to be beyond repair, the total cost to fix the home (foundation repair plus all other required repairs) needs to be above the value of the home. Falcone has seen very few instances of this during our time in business here in the Carolinas.

A question many people want to know the answer to. While it is hard to pinpoint an example figure, the range for most repairs is between$2,500 and $50,000. We realize this is a big range but it all depends on the issue at hand. Other factors such as square footage, the foundation type, the age of the home, the geographic location, and permitting and engineering costs all matter, as well.

The best case scenario is to never shake up any existing landscaping but sometimes it is unavoidable. Falcone does our best to leave your house and the surrounding area in the same if not better condition. It must be said though that foundation repair work, including excavation and grading changes, does have a possibility of impact landscaping. We will promise to minimize disruptions, communicate concerns, and be prepared to replant or reinstall landscaping elements after repairs if it were to come to that

It could be finished in a matter of days or it could potentially take up to three months. The important thing here is to make sure you are working with a reputable foundation repair company that is providing you quality and satisfactory work.
